Looking for a home or a smart place to put your money in West London? Some areas are busy and exciting right now. Others are just starting to get popular. As Knightsbridge Property Agents with over 25 years on the ground, we see the shifts before most people do. Here’s our straightforward guide to the neighbourhoods that are hot right now and the ones getting ready to heat up.
Knightsbridge – Still the King
Everyone knows Knightsbridge. Many people want to live here next. They look for houses to buy all the time. Why? Because you can walk to Harrods and Hyde Park quickly. Some of the best schools in the world are nearby. Families with money from many places abroad love this area.
A usual two-bedroom flat costs a lot, but it sells very fast. Sometimes in less than two weeks. New buildings like One Hyde Park look new and shiny. Old red-brick apartments look classic. Both are popular and sell well.
Things that sell the quickest in Knightsbridge right now:
- Flats and houses near pretty garden squares (Eaton Square, Cadogan Gardens, Belgrave Square).
- Top-floor homes where you can see the park.
- Smaller flats (under 1,000 sq ft) are perfect for people who only come to London a few times a year.
Belgravia – Peaceful and Beautiful
Walk five minutes from Harrods, and you are in Belgravia. The streets are quiet. The houses are big and white. Many have private gardens that only the people who live there can use. Lots of embassies are here, so the area always feels safe and clean.
In the last year and a half, we have sold more big houses here than in the three years before. There are not many houses for sale, but lots of people want them. That means prices keep going up slowly and surely.
Buyers love:
- The vast gardens in the middle of Eaton Square and Chester Square.
- Cute mews houses that look old outside but are brand new inside.
- Being able to walk to the tube without too many people around.
South Kensington – Perfect for Families
If you have kids, South Kensington is very popular. Top schools like the French Lycée and many good primary schools are here. The big museums are free and just outside your door. A lovely three-bedroom flat now starts at around £3 million, but families still rush to buy them.
Streets where things sell fast:
- Thurloe Square and Egerton Crescent – big old houses with gardens.
- Cranley Gardens – wide flats with very high ceilings.
- Anywhere less than a 5-minute walk to South Kensington tube station.
Chelsea – Getting Exciting Again
Chelsea is fun again. The King’s Road has new shops, cafés, and bars. Young people with money are coming back. The new Chelsea Barracks homes are super-luxury but look like old Chelsea from the outside. Flats right by the river now cost almost the same as Knightsbridge.
Three parts of Chelsea that are still a little secret:
- The Boltons – enormous houses with big gardens.
- Cheyne Walk – flats where you can see the River Thames from your window.
- Quiet streets just behind the King’s Road – prices are a bit lower but still feel like Chelsea.

Notting Hill – Cool and Good for Families Now
A few years ago, people wanted the colourful houses for photos. Now families love the space, the Saturday market on Portobello Road, and good tube and bus links.
The clever buyers are looking at:
- Big family houses on Pembridge Villas.
- New loft flats in old buildings near Golborne Road.
- Any home with its own parking space. They are very hard to find!
Kensington – Safe and Always Popular
Kensington never has big price crashes. It goes up slowly every year. The most expensive street in Britain is here (Kensington Palace Gardens), but normal streets are still possible for many buyers.
Good places to buy in Kensington:
- Houses that need new kitchens and bathrooms on Edwardes Square – you can make them worth more.
- Top-floor flats with views over Hyde Park.
- Homes near the big Whole Foods shop on High Street Kensington – people love being able to walk to big supermarkets.
Earls Court and West Brompton – The Next Big Areas
These areas used to be cheaper. Now prices are going up fast. You can still buy big flats for less than in many other parts of West London. New homes and a new park are coming soon. People who bought 18 months ago have already made good money.
Watch these streets:
- Nevern Square – lovely big Victorian flats.
- New flats that will be ready in 2026 and 2027, right by the tube.
- Flats or houses with a garden that faces south and gets sunshine all day.
Easy Tips from Knightsbridge Property Agents
- Buy the ugliest house on the nicest street if you can fix it up.
- Gardens that face south and rooms with high ceilings make the price much higher.
- A parking space or garage can add hundreds of thousands of pounds straight away.
- Always check how many years are left on the lease. Being under 90 years old makes it hard to sell later.
- Use an agent who really knows the area and lives here. We can tell you which buildings are quiet and which ones have problems.
Why West London Keeps Winning
The same things make these areas special every year:
- Great schools
- Big parks and gardens
- Safe and clean streets
- Easy to reach the rest of London and the airports
